I have reviewed the legal pack and unfortunately all it includes is the EPC, so I'm unsure where that puts me but potentially doing a bit more research.

enquire... ask why you may find that the pack is just the starter, they add documents as they become avaiable. If no documentation then its a distressed sale and bid accordingly.

The legal pack should contain proof of the title etc, standard enquiries etc, so follow it up. You want to review it before the day of the auction.

Make sure you read the legal pack for the property.

I did something similar and the lender mainly cared about the equity in my current place and that the exit plan made sense—they weren't too bothered about income or small debts.
