Building Control: Numpty First Time Questions

Novice here (we all are once!).

According to this for a simple RSJ installation I fit in the 3rd row, < £1,000.

1. is it best to submit a full plan or just building notice?
2. do you wait for building notice to approve?
3. why is there no inspection charge?
4. is there something to certify if there's no inspection or is it enough that there's a record of it being submitted?

Yes. That is why Notice is only really safe for builders doing work for themselves because they can get under way quickly and take the risk of doing something wrong

For Joe Average get the drawings done, submit them get any contentious issues resolved so that when you do agree the price with your builder he knows exactly what he is going to have to do and "BC wanted...., I haven't allowed for this so £### extra" doesn't happen.

Your inspection fee in your case is included in the plan charge to save them having to raise an invoice after the first inspection for a small amount

In your instance the Full plans and Notice appear to attract the same overall fee, but many authorities actually charge more for Notice, and most will admit to prefering not to go down the Notice route as they have more work to do in recording what has been done together with the risk of dispute.
 
OK, so the builder will be installing an RSJ but it'll take only a day roughly, after which I'll be taking over and doing drywall etc. Thing is they want to do an inspection but it'll be getting covered up pretty quickly?

Or is it common to tell them to get your arse round now? I can't see the council moving at any speed.

Our local BCO's work on a 24 basis (used to be same day). On the day we are installing a beam, I give them a call and book them in for the following day. Under NO circumstances cover the beam befor they have seen it and the pad-stones.

We always have our webs drilled so we can fill them out with bolted timber.....





 
Looks like a smart job, curious why fill the voids with timber, to make it easier to drywall?
