Building Regs On A Picture Window?

Hi guys. Im looking to replace a window (about the size of a standard sash window) with a picture window. Are there any Building Regs in regard to the size of window a single sheet of glass can cover? This window will be permanently closed.

I also want to get it secondary glazed - but have one sheet of glass which is on a hinge so that I can clean the window from the inside (and get rid of any condensation). Is there any Building Regs about the size of glass that can be on a hinge?

If you’re just replacing just the glass, it’s classed as maintenance & you can replace like with like except critical locations where safety glass is required (see below). If your replacing the glass & the frame, the window & it’s installation must comply with current Building Regs. I’m not certain but very much doubt secondary glazing will meet B Regs insulation requirements. Replacement windows are also controlled building work & must be notified unless you use a FENSA registered installer; no FENSA or LABC compliance certificate could give you problems when you come to sell.

As far as I’m aware there are no restrictions on the size of the glass as long as it has appropriate strength, look at the size of bi-fold doors; but there are critical locations where safety glass must be used;
