Building work certificate ?

I will shortly finalise a loan to have some building work done by a local builder which includes brick laying and roof repairs.

The broker said its thought a certificate would be needed during or on completion of the workfor the lender.

Can anyone throw any light on this certificate and who writes it etc.

I think you need to be in the territory of extending your mortgage to fund major house extensions for that to be relevant, and that's only on the premise that your current LTV would put the lender at a risk level that they're not happy with.
 
He may be referring to a Building Regulation completion certificate, but that assumes it requires B reg permission, its impossible to tell from your description of the work if this is the case.

OK,

Having all the upvc cladding removed on 4 walls and replaced by single brick and one wall face with tiles and replacing one lintel due to rust.
 
That's controlled works for the cladding so needs B/regs application and you can ask for a completion certificate.

The lintel is a repair, so not b/regs or certificate.
