hi there,

does anyone know what the regs/allowances are to chase out a party wall to get a basin waste and tap pipework in? the run's about 1metre. Im pretty sure its brick.
It would also be really helpfull for me to know the answer to the same question but for other types of walls that can pose problems when installing basins/urinals and they want the pipes hidden.

cheers

not sure but i would have thought 1/3rd of any 'leaf' of masonry could be channeled into.

probably.

i would be extra cautious with a party wall though.

The Party Wall Act applies for cutting into a party wall - as you are in London its mandatory

But whether you do it quietly (not literally) and cover it all up, well its up to you.

A chase of more than 1/3 may have structural issues depending on location and direction

calm down rich.
wouldn't worry too much unless you are doing a long horizontal chase.
The party wall act is a toothless act there is no penalty for not serving a notice which you probably should for these works and if you cause damage to next door you are liable regardless of whether a notice is served or not.The only benefit of serving an accepted notice is you could ask to see the otherside of the wall before you commenced.

Rb - How old is your house? Some houses built in the late 1940's and 1950's had party wall only one brick course thick due to a shortage of building materials after the War; some Georgian houses had thin rubble party walls. So first thing to do is to establish how thick the wall is and whether it's feasible to chase the wall. The Party Wall Act is not to be taken lightly (especially if things go wrong) so at the very least you need to get your neighbour's OK (preferably written).

If you can't chase into the wall and you haven't yet got the basin consider a pedestal jobby and hide the pipework within the pedestal. Or consider chrome pipes & fittings surface mounted and create a feature of them.

Indeed beware many years ago was chopping a wall out to take a steel and first brick out went clean through into next doors lounge, the students next door nearly shat themselves, luckily their landlord was very understanding, in fact he was probably pleased as he got the whole wall redecorated for free.
You could also consider building a studwall against the party wall if you really want a flush finish
