My extension has a torched felt flat roof: 3 x black under layer with a rough layer on top. It is plus 10 years old and still in good condition.

I am a bit strapped for cash and have an idea to protect it for another 10 years before it deteriorates too much. I thought of sealing it with, "Thompson's 10 Year Roof Seal: maintains flat roofs" and wondered if anyone would agree or, think that there are any negatives to doing this?

I wouldn't use that stuff. Try a liquid rubber, will be more cost effective for the time it lasts.
