Condensation or guttering issue?

I have not been able to investigate this closely and only have access to pictures at this point. I'm wondering if anyone can comment on possible cause?

Could this just be condensation or does it seem more like a guttering issue. I had a roofer look at it a while ago and he said there are no tiles misplaced.
Also there is no water actually coming in, the issue is the stains on the ceiling.

Bungalow? If so I bet there is no insulation tight along that edge. Seen it 100s of times

Go in the loft and look at the wall and roof adjacent to the wet patch.

Is there a gap in the insulation?

How do you dry your wet washing?

Does the bathroom extractor fan work?

If it’s a bedroom, make sure it’s ventilated at night when you sleep

Thanks everyone for the replies. It's a two story 3 bedroom house and tenanted at the moment. So not too sure about drying clothes in the room etc.

The room in question is a bedroom. Interestingly enough the other half of this side of the house is the bathroom and there is absolutely no issue on that ceiling. So it would seem condensation, as a guttering issue would have effected the whole side of the house and not just one half.

I will look in the loft once I get access.

Tenants often dry clothes indoors then complain to landlord like it’s their fault. If they are drying indoors you are not going to be able to remedy it .You need to establish how the home is being used .
Do they have adequate ventilation ?

I've not had an issue with this room in the past. The property will be vacant soon so will investigate it properly. I just want to resolve the issue properly, if it is more than condensation.

I'll investigate the loft, that would clarify things.

Are your tenants sleeping in that room?
If they are then it's imperative they move out of the room now to allow a thorough inspection for work to commence on getiing rid of that mould before it gets much worse - and it already looks like it has a fast head start on eating its way through the plaster.
