I have a tenant in a house which has bad condensation and mould on outside walls in upstairs bedrooms, i have been told by a contractor that the best way to stop it is fit a positive input ventilation system in loft, anyone one any experience of these are they any good or can you recommend something that would work better, thanks in advance for your help.

The proper way is to use the extractors in bathrooms and kitchens, open windows often, stop drying washing on radiators, close the bathroom door when taking a shower and refrain from boiling up unknown 'food' products in the kitchen for 16 hours at a time.

However there are certain persons who seem unable to do these things, and for them, a PIV unit is a possible solution.

when you drive past, do you ever see the bedroom and bathroom windows open?

How powerful is the extractor fan in the bathroom?

How does the tenant dry their wet washing?l

Yes tennant seems to think its ok to put wet clothes on radiator,. have been quoted about £500 to fit piv in loft but i want to make sure it will do the job before i fork out that sort of money or are there cheaper options, tenant now complaining about the mould they created being a health risk

That's no longer an argument for landlords.

The question should be "What special provision has the landlord provided for drying washing?"

The property had to be able to deal with modern living, regardless.

As Andy above.

A tumble drier will cost you less than your option of a PIV Unit.

Just make sure that it is permanently vented to the outside.

They say they cannot afford to run tumble dryer when central heating on as well

A PIV is not cheap to run either. It sucks cold outside air into the house which it either warms itself electrically (some models) or it lets your central heating warm it. In either case, you will pay for extra heating.

Is there a washing line?

Washing line no use in winter, piv cheaper than having to deal with mould and associated health issues

That's a bad landlord right there.

You're stating that it's s the tenant' s fault and yet you acknowledge that you need to deal with the problem. Obviously nothing to do with the property.

Looks like a s.11 or s.82 claim coming your way.
