Hi there All

I am confused with all of the options for removing a chimney stack that has been part removed over the years buy the previous owser ni the 70's

So many options:

Remove kitchen stack (whats left) and put in an RSJ accross the room
Remove kitchen stack and support first floor stack with gallows and building control. Parity wall agreement etc.
Put gallows in the loft and remove both stacks. (not my favorite option as loose character in the room above) costs allot more.

With all of these options i am loosing the will to live :)
when looking online there is only one company that really advertise this as a service but i need more quotes so have posted on a builder website for local quotes.

Where should i go from here.
i think i would like to keep the upstairs stack as its a feature and that is why i liked this house in the first place.

So then the BC tell me i dont need reguralization cert as its older than 1985 but then it does need a cert as the partity wall comes into play.

Will gallows if installed between ground and 1st floor disappear into the space between or will they show boxed in down stairs?

Thanks All for any advice you can give.

What across the room where the kitch fireplace was?
Will two need to be installed one on each side of the fireplace.
I am pretty sure I want to keep the upper stack as I like e feature in the bedroom.
So will the builder design the beam and do the building regs notice or will I have to do that?

Come on buys and girls give me some info pls.

Yes assuming the floor joists run that way.

Depends on the span of the floor joists again.

Yes they can, but you would pay for it.. when getting quotes from builders some may add this some may say its down to you (then you will need to work out costs of SE design and building regs submission on top of builders works).

Working on any part of a party wall, including removing any part of your c/breast or stack, comes under the Party Wall Act. Wether you go thro the whole legal process is down to you. As are any consequences.

I, typically, recommend removing the whole c/breast up to the loft area, and, if the neighbours are willing , to remove the shared stack.

If you only remove the kitchen c/breast then the gallows will show . The alternative of sliding in 2no. RSJ's will present it's own difficulties and extra work.

You can always take the chimney breast out upstairs and rebuild with stud work instead to retain the character.

Hi there all
Had a quote today and it looks like a gallows bracket will work and will be ok to support the remaining stack so that's good news.
Just waiting on the figures now and we can begin phase one of the kitchen work.
The builder will deal with the building regs.
So looks like all I have to deal with is the parity wall agreement and can continue.
