bought a conservatory 12 mth old, i have a garage, brick, in the back, do i need permission because of the garage?

do i need permission anyway?

With your posting experience that’s all a bit vague! You have personal development rights that allow you to extend/add within those rights but those rights also depend on where you live, what type of property you have, what you’ve done before & where the “bits” are located within your boundary. Generally, you don’t need PP for a garage or extension if they are less than 30 sq/m each but give us a few more clues!

Thanks for your reply richardp , sorry for way that was posted, very ignorant really.

I have worked out my boundry, and it seems that i need planning permission as it's within 2 meters of my boundry, i won't be applying cos it cost more money.

I need to know, for a 3.8 X 4.0 metre, how far do i need to dig down for the footings and what depth of concrete before the brick,?

thanks

Thanks woody, i said it wrong, my thing will be 3ft from my next door, they have a small ext, private landlord, my daughter lives there, no probs with neighbours

hight is well under 4 metres

clay?

Back to this if someone can shed some light, i am moving my grids plus soil pipe etc, to either side of the conservatory. this means drainage will be within the footing, ie: footings two and a half foot deep, the drain will be 18 inch down near my house wall, so in moving them, they may need to go "through" the footings, the wall, does this matter ?

Will it cause me trouble, don't mean with building regs, will it do?

You cant run the drain under (in line with) the footings but building regs. allow the drain to pass through the footings at 90 degrees (or thereabouts) but you need to install a protective lintel over the pipe where it enters & exits the footings. It would also be a good idea to cover the pipe run with reinforcing; I had steel reinforcing mesh installed over the whole slab.

Thank you very much richard, youv'e put my mind at rest, will do the lintel bit

Went to my local travies n perkins to get the " bits" to finish it off, OMG the prices !

going to stoke tomorrow, pick them up at a third of the price.

much appreciated richard, thanks for your time

I've given up using any of the 3 majors BM's I have locally; even with the 40-60% discount they will offer at the drop of a hat they are still way OTT with their prices, drains in particular. I get most of my general materials from a B&Q trade outlet but they are not cheaper for everything.
