I am looking at a 3m x 3m conservatorie it is £2050. What is the average labour cost and extra materials cost?

Also i have a manhole just out side my original patio where the conservatorie will be.

How do you get over that problem ?
 
you can pay anything from 2k to 20k for a conny
labour cost may vary from company to company but depending very much on the type of conny ie full height panels, dwarf walls, full walls, existing base... for a basic fit of a 3x3 i would expect to pay somewhere in the region of £600 -£1000. and about the same again to get the base done. man hole 2 ways of solving that problem either fit a gas tight lid and have an access panel in the finished floor, or get it moved.
as far as extra materials goes it again depends on the type of conny it is if its a lean too then cost of extras are minimal however if its on a bungalow and the roofs got to be altered then there could be a huge hidden cost in the extra materials.

Yer help me. When you say gas tight lid for will that be in the conservatorie but disguised?
 
The man hole is biigger than that it is one of those where it has a metal grid then a concrete slab around it. But when you buy the cover it is the same size as the metal grid.

How do you get round the extra room where the concrete was?
 
You have to rebuild the masonry/concrete at the top of the existing manhole to suit your floor level and orientation in the floor. It comes with its own frame. The cover screws down and has proper gas tight seals to stop moisture/smells getting out. The old manhole cover and frame are discarded.
 
How do you measure to see what size cover you need. Do i measure just the grid or measure the concrete slab around the grid.
