Even without seeing the boiler, my money was already on there being no cylinder. Unless the house is something special, then no modern developer will fit anything more than a combi - they'd have to find an extra square yard to house it, and that would mean making the house bigger than they can currently get away with. Not to mention the extra cost of installing it.
Mother's new house has a combi - and that's got two bathrooms, a downstairs loo, and the kitchen. I bet that would be fun with the three bedrooms actually used - and hence a likelihood of more than one facility getting used at a time.
