I bought a house 18 months ago and one of the mortgage/survey stipulations/recommendations was that the entry wall to the house should be re-pointed. I never got round to having it done.
I am now selling my house and know that it will show up on the next survey when the buyer has it done. So i reckon i should get it done first and save any bargaining tools on the part ;)
Any idea how much i shoul dbe looking at paying??
The area to be done is approx 20ft in length and 3ft in height.

Just read rule number 9 for the forums..........sorry. Didn't mean to offend.

Thanks :)

Entry wall=garden wall?...........should be cheaper than house wall and I would question it`s necessity ........if it`s old and rustic looking I`d leave it .....half these "survey" comments are from bureaucrats who **** themselves @ the thought of missing something and being sued

It's the house wall - inside an alley between my house and next door. It's pretty bad - can push a house key straight through the mortar.

I see, well I`d say do it. Lots of firms specialise .....get 3 quotes ;)

I don't see anything wrong with asking ball park figures IMHO.

The problem with rule number 9 is sometime you can get into a catch 22 situation.

For example I wanted to build an extension to my house as big as I could afford. But I couldn't get builders to quote until I'd drawn plans. But I couldn't get the architect to draw plans until I had some idea of how much it would cost to build. Otherwise I'd be back and forth to architect and builder until I'd reached my optimum sized extension to cost.

I later found out by asking that £1000/m2 is a very approximate figure to work by.

My neighbour just happens to be having their house done. He's charging £10/m2

This shows exactly why the forum rule exists. You may be dissapointed if you asked your builder to rake out AND repoint for this price. Scaffolds, grinders, access...too many variables. Best get a few quotes. Meet the builders, and let them see the job.

I still see nothing wrong in asking for a ball park min/max approximate figure. When I decided to get an extension built I had NO idea how much per square metre it would cost. It could have been £100 or even £4000! So asking the question gave a me a very good idea how big I could build. I was then able to go to the architect with the dimensions I could afford.

Before the plans were drawn I couldn't do as rule 9 suggests and ask for several quotes because without plans builders won't quote! So forums such as this are very helpful.
