Cost of replacing flat roof to pitched roof

Hi,

can anyone give me an idea of replacing flat roof to pitched roof on a double garage (approx 16' by 16')? I just need a rough idea of the cost as I am looking at a house to buy which has the flat roof on the garage.

Technically you may need planning permission to add a pitched roof depending on whether its freestanding and how close to the boubndary it is and depending on the proposed height BTW.
 
I understand there will be need to apply for the planning permission but I just wanted to get a rough idea/estimate of the costs involved for the entire process.
