Damp? Condensation? Blocked Airbricks?

Hi,

I'm looking for a bit of advice really. Our house is a 1950's ex council semi detached and has had cavity wall insulation done but I'm not sure when. when we went to view it I noticed that the owner had his washing machine and dryer in the cupboard under the stairs with the tube for the dryer going through a vent in the wall. I couldn't see the surrounding walls because the machines were blocking them from view so I never saw the condition of the walls and plaster until we moved in.

We moved into the house in September and saw that there was mold or damp in the cupboard which has slowly got worse as we have been there. We have not put our washing machine in there - it just has a few of my partners tools in there. I had a damp specialist come to see it and all he said was that it wasn't rising damp so he could not advise me further.

There is a leaky gutter which we haven't managed to tend to just yet which is directly above. there is also a weird small patch of what looks like black mold at the top of the stairs on the bathrooms outer wall but I'm not sure if that is related. There is no damp or mold anywhere else in the house. The plaster feels a wet and crumbles easily and there is efflorescence on the plaster too.

Could this be down to condensation not being able to escape due to the cavity wall blocking the airbricks? Someone mentioned knocking all the plaster off the wall and doing something with cement??

Any suggestions would be great :)

Mould is always due to condensation. To begin with ventilate the cupboard. If you've got a hole for the dryer vent just leave that open with a grill cover - that should enough. If not and the wall has been damp for a long time the plaster may have become packed with hydroscopic salts. In that case hack the plaster off and either re-plaster with a lime based renovating plaster (available from big shed DIY stores) or dot and dab with an insulated plasterboard.
