Demolishing Existing Extension to Build Larger

Hi - I have used this forum in the past for projects and feedback has been useful. I have been asked by a neighbour to assist with a rear (possibly side extension) at a property which is located within a National Park.

The plan is for under Stage A to completely demolish an existing ground floor original outside WC (approx 1x1m). Stage B will be to then build a 3m deep extension as shown on the drawing.

The question is...is the extension which would usually be classed as Permitted Development stay as just a rear extension or would it also be classed as a side extension to the original outbuilding and therefore need Planning Consent as located within a National Park?

Any feedback or experience would be really useful.

There can be different PD rules within different Article 2(3) land ie National Parks, and even different areas within National Parks - Article 2(4) land. So you need to find out what PD rules actually apply to the land.

But under PD generally, if there is no side wall, there can be no side extension.
