dimming lights and overheating junction box

But it was all OK in 2012?

You know - when you had the electrical installation professionally inspected before getting tenants in?

I mean - you did comply with your legal and moral responsibilities as a landlord, right?

The property was inspected for what it was worth when i did the survey for purchasing...
The Tenant put the fan in as far as i can tell - or got someone to do it and then remove...
The kitchen circuit also looks like it was amended recently..

I'll be looking for a full rewire soon so this is a stop gap between now and the full rewire.

Maybe my eyes deceive me, but it looks like the cpc in that picture is being used as a neutral….if so, that's really bad.
Its not - think its just the way i took the pic. The blue on the right actually goes below and off to the light fitting.
... but it appears to be connected to one or more CPCs, doesn't it?

Kind Regards, John

are you referring to the bit circled in red?

If so, the blue wire doesnt connect to the green/yellow one - it passes down below the box if i remember correctly (will double check!)

TBF, at any level of magnification it still looks as if that blue conductor goes into the bit of choc.

Indeed - but I suppose we may have been mislead into thinking that the white reflection is from the blue conductor, whereas it could be from the block (with the conductor going behind it)...

It may look like it, but it may be an illusion.

We won't know unless the OP reports back.

FWIW I don't think that blue goes into that chocblock. It comes out of the T+E you can't see under that and the choc to the right, and goes into the choc to the right of the red circle.

Indeed. On the basis of what the OP has said, that's probably the case - but that doesn't alter the fact that that is not what appears to be happening in the photo!

Eh, what I describe is how it looks to me. I'm more curious about the heat sleeving than anything else. Weird.
