hey guys planning on building an outbuilding in the rear of my garden. i have read the rules for outbuildings on planning portal and meet them all but am a little confused on what happens if my building is over 30m sq. The website says i should look at building regs but i cant find nothing on them any help appreciated thanks.

If it's over 30 sq. m., all relevant building regulations come into play.
Not all regs willl appy to your building, so your best bet might be to speak with your local inspector to ask his/her advice on what specific regs. would apply.

Then it's no longer a Class 7 exempt building. -
