Door closers, required or not 2012

Hi all

My client has a 5 story, single occupancy town house, built in Hammersmith in the late 80's, non-networked (battery only) fire alarms. There have been no significant alterations to the property since it was built, ie no attic conversions, etc.

Each of the bedroom doors has a door closer. At some point each of those doors had yale locks as well so I suspect that it was once a multi-occupancy home.

The room that I am currently redecorating has a balcony, if that makes any difference.

Is it OK to remove and bin the door closer or they still legally required.

I did look through some of the older posts on this site that suggest that it would be ok but I just wanted to double check.

They need to stay, as they were required as part of the regulations at the time of construction

I did phone building control before seeing your reply. He suggested the same kind of thing but said that being a single family household they probably aren't necessary anymore but only a fire inspection would prove definative. He didn't seem concerned about its removal.

I suspect that the client will decide to do away with them, at the moment the doors have wedges to keep them open anyway. I shall recommend that she upgrades her fire alarms though and I will use Red Devil one time to fill the holes so that the closers can easily be replaced.

TBH I don't know if they were fitted at the time of building or when the previous occupant rented out rooms.

In a private residential (dwelling) building door closers are required when it contains a habitable storey with a floor level which is more than 4.5m above ground level. The reference for this is Building Regulations Part B, Volume 1, Appendix D. (Page 68) See this link:-

But that would imply that anybody who has a loft conversion done needs door closers. I'm pretty sure I've had that conversation with my BR dept and they said nothing about needing door closers

The poster is confused. The only place a door closer is required is between a house and an integral garage. They used to be a requirement under Part B but were dropped in the last edition.
