electrical supply for a house being made into two flats

what is the electrical set up for a house that is being converted into two flats ?
do you take the phase and neutral and earth into connetors then split them into two separate meters and fuseboards or do you get your local electric supplier in to install a second supply to the second flat?

depends whether the flats will be rented or sold. If rented, the landlord can sort the billing / metering. If selling, you will need the DNO to split the supply.
 
it also depends on the useage..

if both flats are to have electric showers and electric hobs then you will almost definitely want to look at a second supply as the standard domestic 100A ( max, some are 80A, some are 60A AFAIK ), will not be enough to run 2 cookers and 2 showers simultaneously..
 
If the flats are being rented then arrange for the DNO to supply each flat with its own supply.

Then the tenants contract with an electricity supply company for their electricity and get billed by the supply company. You do not have the problem of non payment and all the other problems of re-selling electricity to your tenants,

The first and most important question is how are the flats gonig to be let? if they are only going to be used for holiday lets or similar then using your own meters is a good option since you will have to re-bill to the tennants anyway and fiddling the meter is unlikely on a short stay.

For longer term lets I strongly advise having seperate supplies and making the tennants take up the agreement with the suppliers. If you get into reselling electricity and someone decides to steal it either by bypassing your meter or by simply dissapearing without paying you will be the one left picking up the tab.
