Extension disaster

Long story short. Builder has gone awol after the best part of a year for a 12 week job. Civil action likely, now dealing with the immediate aftermath.

Have a number of issues that I need to solve and very little building knowledge myself. So in effect Im looking for some guidance on what needs to be done to finish the work, and what trademen would do it. General builders mainly I think.

First up is these bifolds.

What needs to be done to fix the brickwork underneath and cover the steel up top?

Plan to get it all roughcasted afterwards but clearly something needs doing first. Is this part as big a disaster as it looks to me?

Any help guidance would be a god send and hugely appreciated. This past year has been horrendous.

He has expanded with a new external Cill Division, so it's within his area of expertise.

I just hope he does not get confused by the ladder and tilt his phone and think the doors have been installed in the patio.

I’m enjoying the camaraderie amongst members. More so than my predicament! Set back 60mm to far seems the least of concerns though right….?

Yes, the cill should be overhanging the wall below by 30-40mm. The frame has been set too far back

Great! Does it need to be redone or can it be worked around to live with? I was more concerned with the exposed steel and brick underneath. Possibly all connected problems, but really looking for the easiest ways to sort and move on with my life.

The door has to be removed anyway so my advice is remove the door, make good the brickwork and re-fix the door in the correct position.

There are threads on here with similar situations to the steel beam infill. Have a search.

Basically, you would fit timber packers and then fix a cement board and then the render finish. Whether you choose to try and blend the render in with something similar, or make a contrasting feature is up to you. There is also some detailing required to add insulation to prevent a cold bridge across the steel beam.

For the doors, yes it may be better to remove them, do the remedial work to the jambs and threshold and then refix. This may be easier than messing about around them in place. You just need to think about how to safely refit the doors at the end of the day with the brickwork around them still green. Then when refixed, render the jambs.
