Extension - How far can I go?

I am thinking about extending my semi detached converted bungalow but am unsure where to start. I have a large gardened area to the rear of the property and am sure there would be no objections from neighbours as there are many other "various" extensions in the area. I am not sure how far I could go if it is in fact possible and would like advice on how to best start looking in to it without the expense of a survey. Thanks

In the case of a semi-detached, you would normally be allowed 3m for a rear extension.

If you have a large garden space, it may be worth exploring all the various design solutions to get the ideal space for yourselves.

I work as an architect here in Yorkshire, if you do need somebody to put together some drawings + submit applications let me me know.
 
Your best bet nbg is to talk to a local architect. They are usually familiar with what the local councils will/will not accept and they'll have a good understanding about getting the best out of your budget/space. They'll invclude spec's for Building Control. It also gives you an excellent starting point when you're looking for a builder etc. IMO it's a £500 well spent.
 
Depends if you're wanting to build under PD (Permitted Development), which means you'll have limitations on how big the extension can be, etc...
