Flaky Paint

Hi all,

Moved into our house around 5-6 years ago now, and painted all the rooms then.

One of our rooms has experienced a lot of the paint flaking off, mostly around the window and some near the ceiling coving.

Any idea why it is doing this, and to p;revent it happening agin when I get around to repainting?

It looks like the plaster wasn't painted with a mist coat (diluted emulsion) first, which seals the plaster.

If you repaint over the existing emulsion, it could cause more flaking, as the new wet emulsion loosens the old emulsion which hasn't bonded to the plaster properly.
 
So probably looking at scraping all the paint off (at least around the window area where it's peeling), do a coat with 50:50 paint/water, then a coat of the emulsion once dry?

You can remove as much as the loose the paint as you can.

There's a recent thread called 'bubbles in paint on second coat' which should be very relevant to you.
