hi my garage has flooded and there is no sign of leaks around pipes what so ever. and no rain in days. has a pulmber ever been called out where someone thought it was pipes but with no leakage to be found ? i am baffled

semi. although the garage is not connected to next doors garage
is that basically an emergen heater? hot water tank is in the house in upstairs bathroom

No no drain under the garage. We mopped up yesterday. Garage bone dry today. Its a mystery
Well that rules out a mains/supply pipe as it would just keep flooding again, they don't tend to self repair. Only other thing it could be is a drain/ground water etc
