Soil Pipe In Garage Leaking

Hi All - Looking for some advice...

Just moved into a new house, and inthe garage there is a soil pipe going into the concrete floor.

There was a very light looking damp mark all around the soil pipe, but you would only notice if you looked hard. There also appeared to be some material of some sort - maybe old mastic around the base where the pipe meets the concrete floor.

I have plumbed in a washing machine and put a strap on the soil pipe, however, every time the washing machine is used, the floor around the soil pipe floods with water. At first, I thought it was a badly fitted strap, but there is no leakage from that.

It appears like the leak is around the bottom of the pipe where it meets the concrete (maybe water coming up from the floor?) when the washing machine is on. Flushing the toilet does not cause any flooding.

Any ideas on what may be happening?

It looks like there is signs of a strip of the old concrete being dug out and replaced around the soil pipe - about 4ft by 2ft strip - could this be related?

Maybe as a washing machine pumps it's waste out it is some how pressurizing the stack and pushing the water out of the fitting.

Does the top of your stack have a vent or a screw cap on it?
