If you go out on an landlords inspection and you come across a condensing boiler fitted about 2 years ago and there is not a room stat fitted would i need to record this as ncs on my form.

i wouldnt, its a gas safety. not an EE report

Fair enough, usually they're more bothered about why i cut off their gas fires all the time :D

Its nowt to do with the gas John granted, I put things like that in my reports as observasions and get the LL's signature, therfore no more well he never said owt about it. As Dave put it "cover your a**e".

I put down every contrevention to manufacturers instructions that I may find

Blimey whys that

I think its a fair question sogs, if a boiler has not been fitted as per manufacturers instruction it is in effect breech GSIR??

No room stat...a breech of the GSIR.

Building regs ...maybe...but GSIR naaaah

Yeah I think we are all on the same page, but don't forget the little hitler in the guise of the corgi inspector. he will make more out of not putting something like this down in writing than if you blew the place up

My last inspection he was more concerned about what room the rf room stat should be in without the trv. I'd left trv's on everywhere as customer wanted to walk about with it. I told them whatever room they had it in to keep the trv on full.

As we walked thorugh the kitchen he said 'put that hob burner plate straight', I said it was f*** all to do with me and that he was inspecting my boiler installation not an age old gas hob

This is what we are up against and why I note everything down, quite often unnecessarily. Pity they don't go after the unreg cowboys with the same vigour

Something not too dissimular on my last inspection Dave, bloke coud'nt find owt I had'nt noted and was very happy. On parting he said he would be doing my next inspection and asked if i could take him to a larger commercial install as he wanted to learn more from ME!. F..kin what

Personally i would not put it down ,But remember some boilers don`t need a roomstat as per manufacturers instructions ie Baxi 133 he plus combi
