Nothing but a pack of lies from the agency as ever; and more likely another landlord trying to rip of a new tenant with the agencies full support

But how much do you think it would cost to put right? pressuming it only needs carpeting that is?

That's exactly what it is.

The building is at the edge of a tiny village in the back end of nowhere, right next to a primary school. Even if it was reopened as a venue, expect complains about noise, disruption and antisocial behaviour.

It has no parking other than a 4 or 5 spaces directly outside, so any business would be 100% reliant on local trade, of which there will be none.
Forget it. It's a total dead end.
