Interior wall dampness, how to fix this problem??

Hi All

Our extension has got damp issues in the bathroom on an exterior wall, the problem is its very close to our neighbours garage so its difficult to find the exact cause.

Sorry for the bad images, they were from the estate agents (its rented)
First photo shows that the outer wall isnt painted, just rendered. Probably 15years ago. It looks like theres some green and a crack where the bathroom meets the kitchen extension. The neighbours garage gutter looks full of water aswell.


We`ve had a roofer, builder,kenwoods go round there but theyre not sure whats the problem apart from kenwoods who seemed to just say it needs a damp course put in although the water is coming at head height. It could be that corner but not 100% sure. The problem is how to get in there to repair it if it is that.

My suspicions is its a crack in the corner where the extensions meet and an overflowing gutter from my neighbours garage. Hope someone can help.

Still havent got anywhere with this.

Our neighbour has had his guttering replaced so hopefully that might cure the dampness on our wall but a recent survey shows there is high level of moisture in the wall around our shower. They suggested that the grouting had broken down and water ingressed into the wall. I did mention that the shower had been out of action of almost a year and would the wall be still wet. But according to them without a drying out program it could remain damp for along time especially as its in an extension that is no longer heated , the rad was removed when they began refitting the bathroom.

If it is an exterior wall problem does anyone know of a technique of plastering/rendering in very narrow areas such as between extensions like this.
 
If your not worried about what it looks like then you could paint bitumen on the outside.

Have you got any pictures of the inside, might be able to come up with an explanation and or solution.

Be cautious of doing anything in a rented property without the landlord's permission

Perhaps, post your own pics of inside and outside, unless it involves clambering about at height.

Who are "them" and "they"?

Being hopeful in the building trade is a recipe for disaster, one needs to know causes not hoped for effects.

No one should live with damp. And the shower business sounds irresponsible on someone's part.
