Our extension has got damp issues in the bathroom on an exterior wall, the problem is its very close to our neighbours garage so its difficult to find the exact cause.
Sorry for the bad images, they were from the estate agents (its rented)
First photo shows that the outer wall isnt painted, just rendered. Probably 15years ago. It looks like theres some green and a crack where the bathroom meets the kitchen extension. The neighbours garage gutter looks full of water aswell.
We`ve had a roofer, builder,kenwoods go round there but theyre not sure whats the problem apart from kenwoods who seemed to just say it needs a damp course put in although the water is coming at head height. It could be that corner but not 100% sure. The problem is how to get in there to repair it if it is that.
My suspicions is its a crack in the corner where the extensions meet and an overflowing gutter from my neighbours garage. Hope someone can help.
