Leak into understairs storrage cupboard

I have recently moved into a basement flat. The flat is an old Georgian building dating from the 1850's

There is cupboard that is part of my property that is underneath the outdoor steps that lead up to the other flats in the building.

Every time it rains, a serious amount of water gets into this cupboard, generally to the point that it will leave puddles of water on the floor. I have had a look at the steps and cannot see any obvious cracks or holes where the water is getting through.

My question is two-fold. Is there perhaps some sort of waterproof coating that i can apply to the stairs to stop this water coming through or any simple way that i can stop this issue?Alternatively what sort of professional should i be contacting to come and take a look? Damp specialists or a local builder?

First thing to sort out is precisely where the leak is coming from. Pointless sealing stairs if the leak is coming from elsewhere.

There are some great experts on this site so a few pictures would help immensely. Inside and - if this is adjacent to an external wall/area - outside as well.

Not saying they will be able to identify it but worth a try before you go paying good money for a builder or similar to come round and do the usual sharp intake of breath routine...

The cup'd was probably created in the space under the stairs , an area never intended to be dry, expensive tanking can make them usable but better to seal off and forget it.
