I have a ferroli optimax 25c combi boiler that is rapidly losing pressure.

We have ruled out the aav and prv and suspect the leak is under the concrete floors.

there is no sign of water anywhere

Before we excavate just wanted to check could this be a leak on the heat exchanger as a fair amount of water seems to go down the condensate pipe?

What is a normal volume?

Any help much appreciated

more than likely your expansion vessel, check for posts regarding pressurising these !

thanks for the reply

Sorry I should have said that as well as the expansion vessel in the boiler we have an external one on the system so it shouldn't be that should it?

Wouldn't this mean that water escaped via the PRV?

thanks for your help

sorry that was sarcasm in reply to the previous post

easiest way to check is watch the condensate pipe with the boiler off

if it still drips you have probs ;)
