Need help with replacing Flush system on 20 years old toilet

Hello everyone,

I'm struggling to find a system compatible with my toilet. I have no idea where to beging and in London they want to charge me £150!
Your help would be appreciated

Please have a look at the photos. It works now but you need to press it down 4,5 times very fast right after each other and my tenants are not happy with it. It's time to replace it

Dimensions:
30-35 height
Width: 32.5cm

I understand I may have to make a hole in the ceramic and make way for new flush system. I don't mind. I'd rather just change the handle and whatever the tube is called next to it rather than the whole but if you think it's better to change the whole thing inc the float and other parts, feel free to advise.

Screwfix/ tool station would be great otherwise any online link.

From what you have described, you only need a new diaphragm for inside that syphon unit. Shut the water supply off and drain the cistern, then remove the syphon before taking it to the nearest plumber's merchant for a new diaphragm. They will take one look and then sell you the part that is needed.
 
If you can't buy a replacement diaphragm, a complete new syphon is pretty cheap. Or you could cut a new diaphragm from polythene sheet.
 

Don't forget you are a landlord so any work done to the toilet will be tax de-ductable.

Thanks everyone for the help. I found the parts and installed it. It was leaking heavily then I realised I forgot to put the sealant between the plate and the nut! Then I installed it again and now there's a tiny leak. I really tight it hard. Any advise how much I should tight it as I don't have a torque wrench? Also, any idea where I can find the other rubber ring? it had it's life and would be better if I change it.

All fixed now. I thought it doing something wrong but all I needed was Plumber Putty compound. I applied at the joints and it’s leaked proof all around.
I also purchased new coupling.

What a life saver

Thanks for all the help as well the nasty comments about me being another cheapstake landlord and not paying £200 to a plumber to come and fix it for me.
With everything so expensive specially in London, I personally have to take some matters in my own hand.
