The roof on my extension leaks. Mostly down the lowest end of the roof but occasionally depending on wind direction in one of the corners of the velux window.

I'm almost certain the issue is the type of roof tile used, pretty sure it's a marly major. After a bit of research the minimum pitch for these tiles is 22.5 degrees . My roof is about 11 degrees .

Under the tiles is wet and the insulation under the membrane is also wet.

What are my options for an alternative roofing material. Obviously answers are felt or epdm . In an ideal scenario I would raise the lowest end of the roof(currently it only around 6.3 foot internally ant the lowest end ) by 3/4 brick layers and have a proper flat roof .and put patio door in .

For now I'm after relative quick fix until the funds allow for to do the above

You have an 11 degree roof pitch with a Velux and Marley Ludlow Major tiles?

First I'd question the Velux suitability for that pitch and it's debatable whether a tile exists for such a low pitch. A Ludlow Major is deffo not suitable.

yep. The extension was built before i bought it and I wish thrlese were the only 2 issues with it. Im just trying make it better. Like I said the long term plan is to raise the end and make it more of a flat roof.

im looking at possibly a rubber roof or felt roof short term . we dont get any leak on the velux often . It usually depends on the wind direction and I'm sure if more of a tile issue. I know velux are supposed to be around 15 degrees minimum.
