New shed/office out building

building a non habitable structure
doesn't involze builoding regulations
building on a near a boundary is a planning issue
 
I do need building regs if i go over 30sqm and this applies to any structure. It will be over 1m away from a boundary so no issues with it being in wood.

Planning are not notifiable.

I would like the structure to be 36sqm, but i will shrink it so i don't need to get involved with regs. The BC guy was pretty relaxed about it, but said i would need calcs if i got BC in if over 30sqm. So i will just make it the 30sqm size and this applies to internal floor space.
