Old tiles inbetween front windows, what is under them? Pics inside

I have noticed quite abit of damp/mould coming into the main bedroom which is behind these tiles, one bit of the wall can get literally wet as if the tiles are letting water straight in somewhere.

Here are the tiles in question:







They were like this when we moved in, now winters here they seem to be causing trouble and also they look complete mess.

Heres what i'd like to do, pull all them tiles off, fit some thick insulation behind there as It sounds like a wooden stud wall and is always very cold! Then put some brown UPVC cladding on there to match the windows and hopefully make it all water tight again.

Is this a good idea? What will I find if I remove them anyone know? I'm hoping its just going to be some sort of wooden frame work I can work with.

Any help appreciated :)
 
Replacing with UPVC sounds a good bet, looks like it has been a long term problem. It's been bodged up with a bitumen paint or similar.
Hung tiles are usually on battens but they may be rotted to bits with that long term damp.
You need to get guttering above the window too I bet that is the real cause of the trouble.
 
Yeah its definitely been bodged up before with some sort of paint.

Not sure what you mean about the guttering, its hard to tell on them pics but the main roofline guttering does go straight across above the top window. Above the top window is just a small flat roof.

Also if the battens were rotten then they should be easy enough to replace I reckon, im pretty handy with my diy skills so not afraid to give it ago.
 
My guess is water running off the flat roof down the front is causing trouble, some gutter around the bay would help.
 
1. there's no sign of a RWP from the bay roof.

2. water from the flat bay roof could be cascading down the face of the bay? The bay roof is probably sheet lead.

3. when were the main roof gutters last cleaned out? The main roof soffit's & fascia look weary.

4. You will need to work off a tied-in tower, and off the porch roof.

5. Can you pic how the porch roof ties-into the bay, & how the porch wall meets the bay? Any refurbishing will run into detailing difficulties here.

6. Is the idea to do repair work or replace the bay?

7. If you lift & bend the lead flashing out of the way, you could begin to strip the tile hanging from the top down.

8. when the bare studwork is exposed then you will have a better idea of how to proceed.

9. pics of the damp and mould in the bedroom would help. Have you carefully examined the ceiling and walls on the ground floor?

10. is the building to the right part of your house?

11. a pic of the whole front elevation would also help.

I haven't noticed the water rushing down anywhere but yes it must be going somewhere?

Not a clue, not since we have been here anyway(only been here 11 months). The soffits/fascia look like asbestos to me that has been painted and so the paint is flaking off them. Could pvc fascia's be fitted over this?

Just to repair the tiled area. The windows are fine so didn't really want to touch them.

Yes your probably right there, hopefully this weather will go away so I can make a start.

The ceiling on the ground floor is fine, there is a tiny bit of mould coming through on the side wall at the front. But in the top bedroom there is quite abit coming through, will get you some pics.

No its the neighbours. 3 Bed Semi

1. rain water pipe.

2. guttering and a RWP should be fixed to the bay.

3. Suggest that you have a look as part of a total investigation including the condition of the, what look like, CI (cast iron) ogee style gutters.

3A. First determine for sure what's the fascia and soffit material? If any rot is found behind them then furhter work needed before any decisions ref what and how to replace them with.

4. A rental tower thats tied-into the building.
 
To answer your initial question, yes there will almost certainly be a wooden frame behind the tiles.
To be honest the whole thing is shot, you might as well rip it all off, that way you will see the extent of the damage, and can replace any rotten wood and insulate whilst your at it, your flashing looks ok apart from some minor re-pointing so as was said you should be able to just ben that back, but the top flashing under the window looks a bit gash and may well need replacing. Then it's just case of deciding how you want to refinish the outside again.
 
Sorry to bump up my old thread guys

But i'm going to be doing this job in the next week or so, I have decided to redo this in tiles after hearing bad reviews on the brown upvc cladding with people saying the coulor fades away badly after a while and looks a mess. So going with tiles.

Done abit of research on how to do it and have bought these corner tiles for the 2 edges:

Although i'm not convinced they are the exact ones I needed but should do the job ok. I just need to buy some flat rosemary style tyles for the rest now but haven't decided where to get them from. Theres lots of used tiles about for sale so might look at them.

Any suggestions or thoughts? especially on them corner ones ive jut picked up.
