Party wall agreement needed for an outbuilding?

If I plan to build a large detached outbuilding in my garden which will be 40m2 in size, as long as I keep the whole thing a min of 2m away from the boundary line, can someone please confirm that no PWA is needed?
 
I know. I just mention it to give overall context. Given that this is half way down the garden and the neighbour has nothing but bushes etc, do we still need PWA?
 
A bit random mentioning 2m.

Anyway, it depends if the neighbours have a "structure" within 6m. The "structure" is not just a building.
