Party Wall -Selling the Party wall Land.

I am lucky to own a site on a residential street, The house next door has built a new exterior wall on the side of his house (Don't ask!).

This new wall has been built on Party or my land without any notice given, The owner is aware this will be an issue if he ever sells the house and wants me to sell him the land.

I'm happy to do this as it does not impeed me in anyway, but would welcome any advice as to a fair price to ask?.

The land would be 8-10 inches by around 40 foot. He will be covering my legal cost in addition to the land purchase.

This has come up before, the fair price to you is the price you are prepared to sell it at. The fair price to him is the price he is prepared to pay. How can we say if that's £1000, £10,000 or £100,000?
