Hi

I am about to buy a house and we have noticed a crack above one of the patio doors. Survey didn't come back with anything but it could have got missed. I will ask the surveyor anyway but a second opinion never hurts. Wondering what might be the cause and if its a big thing. I am guessing the windows were put in late 1980's or early 90's by the style. The crack doesn't look recent but it has obviously moved in the past. There are similar almost hairline cracks in the interior in the same place. I am wondering if this is just settlement or if there is a bigger issue. What kind of lintel would it have been then? Would they have used wood? Thanks for looking

Wider at the bottom, closes up to nothing at the top. Brittle render / plaster has cracked due to lintel deflection / creep. Nothing to worry about in my opinion.

There's a previous horizontal crack that was sealed and painted, and appears to have lasted.
Higher up there's another small, open horizontal crack
The rust stains are probably from a rusting metal corner bead or metal mesh? In time this will swell and burst the render.
FWIW: remove all nails, screws and hooks - they will rust in time and disfigure the paintwork.
If render repairs are considered at a later date then use a plastic Bellcast instead of an angle bead.

The flange from a steel lintel can be seen above the frame.
