Pipes pass through chimney

Hi all

Want to fit a new boiler to replace a floor standing one in the chimney opening and wondered if it was ok to pass pipes through chimney as tank is in one of the alcoves and the boiler will be in the other.

For now there won't be any fire installed in the opening, but maybe in the future install a stove fire.

Would appear to be not a very good idea to me!..What if you sell the property for instance and someone re-instates the fire!?
 
The chimney is in the a room which will be extended into the kitchen, no need for a fire in there really. Currently the chimney has been boxed in front with 3x2’s and this is where the pipes go through to the current Potterton Boiler.

Was thinking I could do the same but after getting old boiler removed and just leave the void behind there
