Poor hot water pressure. Cant figure it out.

There must be a tee off that pipe from the open vent pipe (the one coming off the top of cylinder) how far up is it?

we know the pressure is going to be low due the the pipe going back into the loft. the only way to sort that is raise the tank.

but your taps shouldn't run then just stop that tells me any air from the cyl is not escaping up and out the vent its getting stuck somewhere and stopping the flow.

if you turn on the bath hot tap and where that bend is above your cyl see if you can push it up slightly to prove air isn't getting stuck in the horizontal pipe.
if not its getting stuck further up maybe in the loft horizontal pipework

To be honest best advise for you (since im guessing this kind of thig isnt your forte) is to call a decent plumber out to sort out the dodge piping!

Do you mean raise the immersion tank???

That bend in the pipe above the immersion tank is very hot but about 2 foot further up the pipe it is luke warm

can you with a rag etc push that bend upwards slightly just to take the horizonal off it. and any air trapped their will move.

i've got may elderly customers with that layout in early 60's bunglows.
but the loft tank is about 7ft up in the loft and they have very good pressure for a bunglow.

The roof tank is tight to the roof so it ont go anymore higher.

I cant get that pipe to budge. Do you think the bend is causing an air lock??

Could have been too long and water in tank risen due to faulty ball valve or whatever, so Cheak your open vent hasnt slipped or has been submerged into the water in your tank in loft, this will cause water to "dry up"
 
This is an early 60's bungalow. The loft tank is about 7ft up. Sounds the same.

Its had a new boiler installed in the last five years and the roof tank looks fairly new. (black plastic type)

There is pipes everywhere in the roof. Its spaghetti junction

The pipe that hooks over the roof tank has about a 5 inch space between it and the water.
 
its either that horizontal or the one in the loft i would say.

i would say that any air coming from the cyl is not escaping as it should out of the vent pipe and over time getting stopping your flow due to the airlock.

may the horizontal in you loft has dropped down a inch or two towards the vent so the air won't go any further as air only gos up.


need a pic or measurments of the pipe in the loft how far to the t then to the vent etc.
