Having been involved in the selling of a house, I know there is a standard question asked of the seller, has anything been done electrically since 2004 if so where is the paperwork, since he knows the date of kitchen refurbishment the answer must have been yes and so there will be a paper trail or the solicitor would not be doing his job.

I think the opt out is "not known" on the questionnaire. Although if you do know, you are lying if you answer that!

It is probably tricky to say "not known" if you've lived there since before 2005....
