porch and roof

Hi. I live in a 3 bed semi which has a ground floor bay window with flat (slighly leaking but I can't find where!!) roof and an adjacent front door with a small pitch roof above it.

I want to replace all of this roof with one long pitched roof and simultaneously to create an enclosed porch. Do I need planning permission and building regs to be involved, and will the French window style entance to the new porch need FENSA certification?

The porch bit is simple, provided you keep the overall roof down beneath 3m and the area beneath 3m² you're OK http://www.planningportal.gov.uk/permission/commonprojects/porch/ The roof over the bay I'm not so sure tbh. I guess the legislation for Roofwork would be applied and as such any projection over 150mm above the existing would come into play. http://www.planningportal.gov.uk/permission/commonprojects/roof/

The porch would be exempt from any Building Regulations although there is no harm in building to a reasonable standard rather than doing the least possible. The new roof over the bay would be subject to Building Control approval.
