Porch or Extension?

For Building Regulations and PP, what is the difference between a porch and an extension.

They are both listed separately and can be up to 30 sq m before PP is required (apparently).

a porch is generally an unheated space that is separated from the main dwelling via an external spec door.

a glorified storm shelter with coat hooks. :eek: :D
 
I don't think a Porch has to comply with building regs. either whereas an extension of any size does.

In a planning context, there is no difference - both are classed as "development". However, there are some differences in terms of what will be allowed as 'permitted development'

A porch over 3m2 external area will require planning approval.

With bregs, a porch is intended to be a 'non'habitable' room so falls into the same category as conservatories and garages in terms of size before an application is required.

The porch must also be kept separate from the house by means of the front door remaining. If you removed the door, then the porch is treated as a habitable area, and requires to conform to the building regs.
 
Ok chaps, thanks. Although most people I know with a conservatory tend to inhabit them quite a lot.
