I have a few problems with my boiler:-

1- although it is supposed to provide a continuous hot water supply, it runs out when the bath is only a few inches deep. When this happened last (a couple of years ago) I had the blender tap replaced, the system de-scaled and a magnetic water softener added. I guess that the water softener means I don't need de-scaling again(?) but how do I check if the blender tap has gone again? If it has, this will be the 4th tap in 8 years. What could be the cause?

2- now the weather is getting warmer, I have noticed that the radiators upstairs sometimes get hot even though the thermostat (located downstairs) has not triggered and it is not cold enough to be frost prevention.

3- during the quiet of the night a dripping is noticeable at various intervals and after different times eg radiators kicking in, tank warming up, no reason at all!!

Are these all related? Any suggestions?
