Pre-Fab Garage Leaking Water

I have a solid concrete garage. The panels are bolted together using long steel bolts.
Where the garage meets the floor i'm getting water running in under the panels.

There used to be a little fillet of sand/cement at the bottom to stop the water running in underneath but this only lasts a few years.

Is there a more permanent solution, other than doing another fillet?

When there are a few dry days forecast.....
Chisel away the cement fillet if its loose.
Clean any debris away from where the concrete panels touch the floor - make sure its dry!
Force a thick bead of silicone in between the panels and floor - press it in with a finger. Continue up the vertical panel seam for a few inches.
Make good the cement fillet on the inside where the panels join the floor, and thats about it!
Ideally, the vertical panels should have been sealed down with silicone when the building was erected - but they seldom are.

My pet hate! :evil:

I have lost count of the amount of times i have moaned about folks erecting buildings off slabs/rafts and their associated trouble with water ingress.

If there is a 'toe' of concrete protruding past the building and it is exposed, then sooner or later it will admit water.

The same thing happens with old fashioned 1900 terraced house front door stone thresholds. always leak! :roll: :wink:
