Hi Guys ive been getting quotations in for me basement build... one contractor has suggest top down basement construction ie constructing the basement using the traditional route...constructing a segmented concrete wall carried out in 1.2m strips hence providing a shell for the basement whilst the rest are going down the piling route due to the proximity of the neighboring property
His price for the works has far beaten any other, does his spec look about right for basement retaining walls and rc slab have i missed something has he under specd his steels etc or is it about right.
I haven't had a engineer design anything yet as im toying with the method of build ie piles or as above.
Plan of basement as in my albums ...left side is a existing property that requires underpinning about 12m....towards the right is the neighboring which is at a constant 2m gap, ive had soil report carried out showing no water and good ground.

Following your recent enquiry in regard to basement works to the above mentioned property and further to our site meeting as requested we have pleasure in submitting our quotation as follows.
1. For carrying out the excavation of basement to a maximum depth of 2.90 metres below existing ground level to areas:
Adjacent to proposed side extension 14.50 x 4.50
Rear garden area 9.20 x 6.50.
All excavated material to be conveyored to front garden area and removed from site.
2. For carrying out the construction of reinforced retaining walls to all elevations. Walls to be a height of 2.90mm and 300mm in depth.
Retaining walls to be constructed in 1.20 sections incorporating 1 layer 393 mesh, T12 starter beams and T12 L bars to be tied in to reinforced slab a 300mm centres.
Reinforced walls to be concreted to finish.
All excavated material to be conveyored to front drive and removed from site.
3. For carrying out underpinning to right elevation of existing property.
Underpin to be a maximum depth 2.90 metres fro existing ground level.
Underpin to incorporate T12 starter bars concrete and 75mm Dry Pack between existing foundations and new underpin bases.
All excavated material to be conveyored to front drive and removed from site.
4 For carrying out the construction of reinforced slab. Concrete slab to incorporate 2 layers 393 mesh tied into L bars within reinforced walls.
Slab to be concreted using C35 strength concrete.
TOTAL COST OF WORKS.............................................................................£58,750.00ntinued overleaf/...
