Regularisation vs building notice

Looking to get a new roof and some wall insulation work in a new inner stud wall on a former garage which never had BC sign off for the conversion.

Any opinion on whether regularisation and then then a new application for the work is the way to go, or should I just put the building notice in as it will replace most of the work done by the garage conversion anyway?

Councils charge a lot for regularization, so probably cheaper to go with Building Notice.

The two Building Regs application methods are Building Notice, and Full Plans.

With the former, no plans of the work are submitted, but councils generally charge more for this method because they don't know what you're up to before the inspector arrives on site. Also, the builder has to be confident he is up to speed on the regs.

With Full Plans, drawings are submitted which the inspector checks for compliance, and they know what to look for when they go out on site.

Regularisation is a different process whereby old work originally done without informing the council can be checked for compliance and certified if all is well. It's generally a lot more expensive because parts of the work have to be opened up (eg uncovering beams or foundations) so that the inspector can check.

Rules are that once work has started a BC application can't be registered - regularisation would be the only option. In your shoes I'd apply for regs without mentioning the previous works and see what happens.
