Hello, my son's bedroom ceiling leaks every 3 months or so and I believe the issue is the lead flashing that was installed when the loft was converted before I bought it. The flashing dips before the wall and there is a gap and felt missing which is where the water must get in.

Stupid question, can a roofer just put some new flashing over the existing to overlap the top and take it up the wall to cover the gap? Or is that too heavy/not suitable?

I am being quoted a fair bit to get it fixed properly and money is not great at the moment so I want to fix it but as cheap as possible but to last. It is on the back of the house so I am not hugely worried about how it looks I just need it to work long term.

Many thanks

Unless the fault is obvious, visible and accessible, then its a false economy to attempt random repairs and hoping for the best.

If it's a flashing issue, then the bottom row or two need to come off, and the flashing issue dealt with - redressed, repaired or replaced as necessary.

Having said that, the flashing looks like it's troughing and holding water. That would imply that there is a split or overlap that is the issue within the visible trough. In that case, it may be visible and accessible to repair. It relies on correct diagnosis of the actual cause.

Thank you, the guy got on the roof and showed me a video where he could slip his hand down the back in one section, there was felt missing etc and so we assume that is where it is getting in as it roughly lined up. It only leaks when it is windy and fine rain and so it only comes through the ceiling once every 3/4 months and I just don't really want to have to pay £1700 to get it fixed for such a small, irregular problem when I have little spare cash at this moment in time.

Thanks for your help, I am fairly handy but terrified of heights so can't have a go myself, I could barely watch when he climbed out of the window!
