Hi,

Wonder if anyone could advise please? We're thinking of putting in an offer on a 1930's property but the roof looks decidely dodgy. Does anyone know what would cause the roof tiles to lift up? Because of the age pf the property we intend having a full survey carried out but would like to know what's going on beforehand. As we all know surveys are soooo expensive. Thank you to anyone that replies.

If you are talking about the main roof with the gable end, the reason would be that the rafters have dropped slightly with age and the tiles over the gable brickwork have stayed at the prigonal level.

Sorry yes that's the part I meant. Thank you very much for replying. So is this something we need to worry about? Sorry if it's a stupid question. I know nothing about roofs apart from they have wood and tiles.

Millions of roofs like that up and down the country! a little more susceptible to wind lift, other than that i wouldnt let it bother me.

Most roofs are built with a slight backward tilt to stop water cascading down the front of the gable end. The backward tilt sends it into the gutter. It is a bit more pronounced than usual though.

Can I join the love-in, please? :p

So do you also think it's not a major problem?

Of course you can join in

Hi,

the property we intend having a full survey carried out ]]
pay particular attention to the survey of the loft - there may be a reason the roof has sagged - BUT it is not an unusual amount of sag ;) Can I watch ?

That's good to know. Thank you. We are hoping to get a builder to have a look beforehand and to go up into the loft. The problem is getting someone to do this for you when it's not your property. Some companies are asking £100+. I can understand this however, as it's their time and fuel.

Sorry no watchers haha

Wait until you find out what the dopey surveyor is going to charge for looking bored and dumb for 20 minutes.

£1300 if we use the banks choice. £560 to £900 the cheapests ones so far. Unless there's a suveyor out there reading this post that can offer a fantastic deal.

Has there been any timber modifications taken place within the loft at some time? Whereas everything mentioned above is absolutely true, looking at the 4th ridge tile along, the subsidence has been happening for a while. I'm wondering if a couple has been removed from within.
John :)
