Rotten timber in the roof

Well, had a second guy come round to have a look and he was a lot less dramatic about it, that's for sure.

He advised, as the other guy did, that the purlin was surprisingly thin (2 inches) for the roof. He's suggested the following;

Make new holes in the walls either end, remove some slates from the roof and push the new (beefier) purlin in that way.

He'll leave the old purlin in, but move the rafters across to the new one.

He's putting together a quote now but reckons between £200-£300.

Okay. So the second guy has been around and had a roof up on the ladder.

He's quoted £240 inc VAT to replace the damaged purlin - that seems fine.

With regards the roof and fixing the problem of water coming in and damaging the new purlin, he has quoted £350 to do the following;

Supply and fit slab to back rear right hand firewall. Remove render on firewall and then re-render. Fit a metal bellcast.

Does that all sound sensible?

He also has to get the R/S purlin upto and into the loft, and then manhandle it into position for fixing - both two man jobs.


His tackle and lighting and walking boards have to be put in place and later removed.

The purlin and VAT, and incidentals will cost approx. £100, he has two or three journeys ( assuming free purlin delivery ) in a work vehicle,and two men are involved in the job.

Your quote seems low.

Yes, he has said he will erect a tower scaffolding at the front remove approx. 8 slates from the roof, and pass the purlin through the gap into pre-punched holes in the roof and then migrate the rafters across.

The roof space is boarded and so I guess walking boards aren't required?

He did say it was a two man, at least, job.
